Carol Cramer

Carol is originally from St. Louis and Rochester, New York. Her family started visiting the Island in 1964. Upon Carol’s graduation from Duke University, her French degree landed her a job with Nello L. Teer Construction Company in Durham, where Carol drove a roller on a paving crew. Carol ultimately returned to Rochester and worked as a Field Representative for GMAC, auditing car dealers’ floorplans and repossessing cars.

Two years of repossessing cars out of snow drifts were enough for her, however, so she went to law school and in 1982 happily accepted employment on warm, sunny Hilton Head Island where she has lived since, practicing law while raising her two sons, and transitioning to partner with her mother, Laura Cramer, a long-time Sea Pines Real Estate professional, once her sons flew the coop.

Carol is the Broker-in-Charge and a principal at Sea Pines Real Estate South Beach. She and her husband, Dave Egelhoff, are Sea Pines Country Club members. In addition to Sea Pines, Carol has frequently sold and listed properties in many other areas on and off the Island.

Carol’s hobbies include playing the keyboard and painting. She loves dogs, especially Poodles and French Bulldogs, and very much enjoys the lifestyle and vistas of the Low Country.

Linda Frank

Linda and her husband, Forest, first started visiting Hilton Head Island in the early 1980’s. As happens for so many families, it became the vacation destination each year thereafter. If they tried another beach locale, it just wasn’t the same. They had to get their annual Hilton Head “fix”. This story resonates with so many of the visitors here because it is their story too.

Linda enjoys helping her buying clients fulfill their dream of owning property here and she also equally enjoys helping her property owners sell their homes, often because they need something bigger, smaller, closer to the beach, with a different view, etc. Becoming a real estate broker and brokerage owner is a second career for Linda, after more than 25 years in the telecommunications industry working mostly in Cincinnati, Ohio and the last few years in Honolulu, Hawaii.

Selling real estate on Hilton Head is definitely more fun for Linda! Linda was born in Cincinnati, grew up in Charleston WV, and then returned to Cincinnati to go to college at the University of Cincinnati – go Bearcats! She has family in Ohio, West Virginia, North Carolina, South Carolina and Kentucky, all of whom are happy that they have a family member in Hilton Head! Linda was active in serving on the Boards of both the Hilton Head Association of Realtors as well as the Hilton Head Area Multiple Listing Service for a number of years. Linda and Forest are members of St Luke’s Church, and also the Sea Pines Country Club.

Megan G. Patterson

Megan grew up in the suburbs of Chicago and received a bachelor’s degree from Northeastern Illinois University. For 20 years, she split her time working in the hospitality and real estate industries, honing her social skills while providing excellent customer service. She spent a handful of years as a licensed Realtor in Illinois with Coldwell Banker before hanging up her license in 2011.

Megan followed some family members to the sandy beaches of Hilton Head Island in 2013 and has never looked back. After being approached about returning to real estate as a marketing assistant, Megan obtained her South Carolina real estate license in 2017 and spent the next few years helping the agents at Sea Pines Real Estate with property listings, marketing strategies, and managing social media platforms.

Megan joined the Sea Pines Real Estate South Beach office in 2020 and became a partner in 2025. She has been privileged to work alongside the best Realtors on the island while enjoying a successful career helping buyers and sellers navigate the island real estate market and own a piece of paradise.

Forest Frank

Either Forest can’t figure out what he wants to be when he grows up, or he simply loves new challenges. Raised in Cincinnati, Forest earned a BS in Mechanical Engineering from the University of Cincinnati while he worked designing industrial dust and fume control systems. After obtaining his MBA, he went to work for IBM selling large computer systems and software.

Seeing a market need, Forest set about the building of an industrial and commercial equipment finance company that funded over $1.2 billion of equipment for his clients. He “retired” from that venture and settled into building and remodeling homes. During this time, Forest has maintained two loves – his college sweetheart, Linda, and Hilton Head Island. Having vacationed on Hilton Head since 1967 and having owned property here since 1999, his Hilton Head love affair continued to grow. He and Linda made the decision to live here full time in 2007. Not ready to retire, they immediately joined Sea Pines Real Estate as agents, then brokers, and helped form Clark, Cramer & Frank in 2007.

He and Linda love beach walks, bike rides, and to dabble at golf. Forest occasionally satisfies his urge to build and voraciously reads up on the latest trends in design and construction techniques. He has owned property on Hilton Head from Windmill Harbour to Sea Pines and sold property all over the Island and in Bluffton. He knows the local real estate market as well as any and better than most. Forest is adept at real estate finance solutions and the art of negotiation. Bob first walked on the pristine beaches of Hilton Head over 50 years ago while on a family vacation.

My Dad first bought property here in the 60’s and I visited the island every year since until I moved here in 1996 when I got in the Real Estate business.  After graduating from Duke University, Bob moved to Colorado, where his entrepreneurial spirit and love of the outdoors led him to own and preside over 3 start-up companies. After 26 years, Bob gave up the slopes of Colorado for the fairways of Hilton Head. His business and marketing experience proved paramount to Bob’s instant success after joining Sea Pines Real Estate in 1996. He has consistently been one of their top-producing agents and an active Life Member of the Realtor Distinguished Sales Award Group. In 2007 he helped establish Sea Pines #1 Real Estate Team – Clark, Cramer, Frank, and Associates. Bob has lived in Sea Pines since 1996 and lives in Harbour Town with his wife, Lorane. They are active members of the Sea Pines Country Club and spend their leisure time playing golf, tennis, pickleball, bicycling, and walking the beautiful Sea Pines beach. Bob’s real estate business became a family business a few years ago when his son Jake joined the team . Bob specializes in ocean-oriented, deep water, and golf course properties and has been personally involved in over 700 transactions, mostly in Sea Pines Plantation. “I love living here and look forward to sharing my extensive experience and intimate knowledge with prospective buyers and sellers.”

Lee Simmons

Originally from Cape Cod, Massachusetts, Lee Simmons relocated to Hilton Head Island in 1998 with her husband Jamie and daughter, Morgan.

Lee has over 30 years experience in the commercial and residential real estate markets. Prior to coming to the Island, Lee worked exclusively for the 2nd largest developer in New Hampshire, The Stabile Companies, selling, leasing and assisting in the design of commercial real estate properties. Since moving to Hilton Head Island, Lee has listed and sold over 100 million dollars of residential real estate, assisting investor and homeowners alike. She has remained one of the top Sales Agents in Sea Pines Plantation and Island Wide.

After graduating from The Ohio State University in 1989 with a degree in business/marketing, I moved from Ohio to Hilton Head in 1991 to pursue a career as a golf professional.

After attaining my PGA membership, I had an opportunity to change career paths and start a real estate appraisal firm. I have owned and operated my own real estate appraisal company since 1998 and have performed over 2500 residential appraisals. I am a Certified Residential Appraiser as well as a Licensed Real Estate Sales Agent. Thanks to my extensive appraising background, I have a unique knowledge of most every neighborhood on Hilton Head, Bluffton and beyond. I believe that once I know a buyer’s needs, I have the ability to help them find what they seek. I have been a South Beach resident since 1993.

Barbara Thompson

Originally from Bronxville, New York, Barbara spent her professional career in New York City. After vacationing for several years, she relocated to Hilton Head in 1981.

In Manhattan, she worked for Conde Nast Publications as a Merchandising Editor and later became involved in real estate. At Whitbread Nolan, she specialized in apartment/town home coop and condominium sales, Barbara has been a sales executive with the Sea Pines Real Estate Company since 1984 and is a Lifetime member of the Distinguished Sales Award. She enjoys the challenge of matching the needs of buyers with the right property and working with sellers to market their property to sell in today’s market.
